La Posada de Santa Fe is a luxury spa resort situated on a six-acre private estate in the heart of Santa Fe’s historic district. The resort’s 157 guestrooms and suites are located in adobe style casitas that date from 1938 to 1999.

T.M Davis & Associates was engaged by the property owner in late August 2005 to oversee a major renovation of the guestroom bathrooms with the goal of completing the project by the end of the 2005 - 2006 winter season. To further add to the schedule challenge, no two existing bathrooms were alike and in fact were diverse in layout, shell construction and finish. The lack of “as-built” drawings further complicated pre-construction planning.

Construction work commenced on the project in mid-January 2006 and the last of the four guestroom phases was completed on schedule May 1st, 2006 with minimum displacement to hotel guestroom inventory. The project was also completed well under the original $1.5M development budget.

Located within the new Midfield Terminal at the Detroit Metropolitan Airport, this four star 396 room Westin property has consistently earned high accolades for its Asian-influenced design and detailed attention to guest comfort. Centered around a day lit nine-storey atrium, this $120 MM hotel features state of the art guestroom sound-proofing from the adjacent airport runways, marble tiled bathrooms and the Westin “Heavenly Bed and Bath” branded room amenities.

Brought on board by Starwood Hotels & Resorts midway through construction, TM Davis & Associates provided field construction management services to successfully expedite the opening and turnover of the project to the hotel operating team. As part of their services, TM Davis also provided detailed contractor claims support and reconciliation assistance to ownership as part of the construction contract close-out and settlement process.

The Hilton Garden Inn St. Paul is a 17 storey, 250 room property located within a mixed-use retail/office complex in downtown St. Paul, Minnesota. Completed in 2007, TM Davis & Associates acted as the design and construction manager for the conversion and full modernization of this 25 year old hotel tower from a Radisson into a Hilton property. The scope of the $9M renovation included full gutting of all guestrooms and guestroom bathrooms and implementation of the new standard Hilton Garden Inn "Contemporary" guestroom decor scheme. The restaurant, lobby, meeting rooms and recreation spaces also underwent a full renovation to meet the exacting standards of the HGI brand. Electrical systems, hi-rise fire and life safety systems and ADA accessibility were also upgraded as part of the project. At the completion of construction, Hilton corporate leadership expressed their delight at the way the fundamental characteristics of the HGI brand had been successfully translated from the low-rise HGI suburban design prototype into a new and exciting downtown hi-rise conversion. The project was completed on schedule and under budget.
